Do you accept Section 8 vouchers?

No.

How much do I need for a down payment?

We just ask for something reasonable. The more you put down, the lower your monthly payments could possibly be. Typically, 10% of the purchase price could get you approved.

What happens with my down payment?

100% of your down payment goes towards the purchase price of the home.

What if I want to just rent the home?

We DO NOT do traditional rentals at all. We do rent to own and furnished rentals at a premium monthly rate.

What is the main reason a person could not get approved?

Small or No Down Payment. Without a down payment, you cannot qualify at all.

What if I have bad credit?

Your job and income is your credit. Everyone deserves a second chance. Our lease purchase programs help you have the time to fix past credit issues and still have a home to live in regardless of credit score.

What if I have an eviction on my record?

An eviction may not automatically disqualify you. We all make mistakes and you still need a place to live.

How much time do I get before I have to qualify for my own home loan?

We are flexible with terms. Many times we can do up to 3 years on a lease purchase. However, every case is different.

How do I know if this is a scam?

We close all of our deals through a local real estate attorney. All documents are reviewed carefully to protect you in the deal.

How often do you get new homes in your inventory?

We get new arrivals just about every week.

Are there any fees or costs?

Yes. There are closing costs with the attorney as well as an application fee that must be paid at closing.

How long does this process take?

Days. You could be in your house as soon as this week.

What is the condition of the home?

All homes are transferred in as-is condition. It is important to inspect it prior to taking possession.
